I personally have had amazing success with properties which are between 2 and 12 units, which most people would call “small multi-family.”

Additionally, the Villages are close by and with an aging population it attracts a lot of healthcare field workers.Now, with a lot of rental properties you may run into slightly longer vacancy periods if you have a unit turn at the same time as others, but generally speaking renter demand is solid. 

Liability Protection: An LLC provides legal separation between your personal and rental property assets, which can protect personal assets if a lawsuit arises.

If you close with a conventional loan, it will need to be in your personal name.

It would just need to be a situation where they have great contact with the person doing that managing of the project (I.e. have known the person for years, great reputation, person has experience in flipping etc.).

Go Google the average current age of electricians, plumbers, etc.

Cash flow, especially in this day and age, should keep the property afloat and paying for itself without you having to put more money into it.
