Some packages genuinely improve property performance, while others might feel excessive.

In 7 months, they have not produced ONE lead to close as guaranteed on their website (Launch Your Leads…LYL) A background  was performed prior to signing up, but we had no idea they were doing previous fraudulent scams under another name called Amplify My Business .

Do not rely on your subcontractors to know/perform the code correctly for your area.

The only think I hear about hers is it is difficult to have work performed on it by a contractor.

The bank will put a hold on them, so you can't just draw them out, so don't plan to need them for a while.This will cost you an appraisal on both properties to be performed by that lender. 

Real estate is one of the best mind-sharpening exercises in the investment world simply because getting it wrong there is no stock liquidation or quick way out.

Most tools give you a glimpse of past performance.

these can produce good returns but best chance for success is for those that have experience in this area (I am a partner on an effort adding 8 ADUs, but it is not performing to the initial underwriting (underperforming) and it is an experienced team).good luck I get it, but not everyone has the opportunity of scale and building multiple units.
