@Edward Burke What you are looking for is an Insurance Policy that replaces the Coinsurance clause with the Agreed Value clause.This policy gives you the ability to insure a building for less than the Replacement Cost, without being penalized for not insuring 100% of the Replacement Cost.Most companies do not offer this coverage, which is why your not getting great responses to your request.Also, if your calling the companies you list above, they are not players in the commercial Insurance space, and the agents don't have the ability to craft a policy to your needs.There are several insurance carriers that can do this.

First off, I think the Tax Court would view such a transaction as “running one’s personal services (here brokerage services, aka putting buy & seller together for a fee) through a Roth”, treat the profit on the “assignment” of the contract as personal services, treat the money in the Roth as an excess contribution, and penalize the taxpayer for failure to file the excise tax return (Form 5329) & failure to pay the tax thereon.In light of this case, I think that the Court would certainly view an IRA with an assignment deal as “not at risk” – all it has in the deal is $100.

We use MINT.com, which is nice.According to MINT, what is largely dragging our credit score down (it's a 758) is credit utilization.That's a few credit cards here and there but predominantly our HELOC is 60% utilized and bringing up our total credit utilization up over 40%.I'm under the understanding that many people use HELOCs as a great way to pull out equity from their primary residence.I don't understand why one would be penalized from having a stronger equity position in their primary residence?

Short article.TLDR: If an Oakland landlord is fined/penalized due to the condition of a rental property, and appeals it, the folks that issued the fine will no longer be the very same ones reviewing the appeal.

The only caveat is you need to pay it off within 5 years, and if you leave your job before you payback the whole loan, you will get penalized.
