Hello, I have been speaking with an investor who would like to partner with me on some future real estate investments.

@Von Wilson you could ask the developer next door to partner with you and have them build on your property.  

It enables me to pool resources, leverage my partners' skills, and gain access to larger investment possibilities that would be impossible for me to pursue alone.

So, lending to a partner with a mortgage secured by the storage property, or having the IRA own the property and lease it to a storage business would likely be better approaches in an IRA.
