the corp and it's assets are liable - not the shareholders, directors, employees etc...that takes TIME to do - because the business must grow it's CREDIT and reputation through STRONG FINANCIAL STATEMENTS.just naming a business and "holding assets" in the name of a business doesn't mean anything, unless that business entity is treated as such - a SEPERATE ENTITY.that's paramount.

t=5201 for more discussion about this topic.And obviously, if you are factoring appreciation, the location of the house and its appeal is paramount, but these things are not a factor in looking at straight cash flow.In reference to claiming it as a second home when its really an investment property, again as Mike so eloquently put, it is mortgage fraud.

There is nothing more paramount when determining an ARV than understanding an area and its values.In my experience, realtors normally fluff up what they think a property can sell for.
