You may have to go creative rather than conventional, but depending on where it is and what you are doing, you may be looking at anywhere between 100K-300K in soft costs (permitting, design, architecture, utility hook ups, etc.) and a construction budget of probably 1 Mil to whatever, once again depending on what you are doing and where. 

You will have to invest money into the architectural plans but that is nothing given how much the full build can cost if you don't have your numbers right.

Hello All, I am not sure if there is a rule of thumb to how much a design should cost but I received an estimate of $23K for Civil engineering work (site plan, storm drainage plan, site grading, soil erosion & utility plan), $25k for  Architectural and structural and $11K for MEP for 12 units townhouse (2 bed and 2.5 bath) on a slab.

It has a typical plywood sheathing and architectural shingle roof.

I am a lover of interior design (think Amber Lewis and Architectural Digest) and could easily go overboard decorating and furnishing the place, which I'd like to avoid haha.  

What about the permit fees and architecture plans are they included in the $265k ?
