By the way , Thanks for the input guys, every since 2011 when the judge over turned that ruling, the ambulance chaser have been coming out of the wood works and i get mailings to my house from lawyers doing mass mailings asking me if i have resided in a residence where lead my have been present.My father , whenever he buys a property, he guts it completely and has the xrays done so he doesn't have to deal with it .

I bought 54 of them one year in in 2013.. and that was very frustrating.. now the local custom is once you bought you can move for eviction and reno etc. but you do risk doing reno and some how the sale gets overturned your SOL on your reno work..

I'm OK with it.BTW, I got someone to get the zoning approval for my home office after they said I have an illegal unit, but because it was so much like a separate  apartment, it was originally turned down, but overturned by appeal to the commissioner.

So when the first people to respond to every thread about turnkey properties tends to have something very negative to say about it, that pushes the idea further towards the "overturned oil drum conveniently in our path of travel" level of risk.

If the buyers are not happy about not having a clear and marketable title, then they can sue to have the sale overturned.

You are assuming some risk that the Tax Deed could be overturned and you loose the property if the county did not do everything 100% correctly.I own many houses that have tax deeds and this does not scare me because I understand them, but I would at least do a title search and make sure the county notified all owners of record and any mortgage holders.There should still be a steep discount on any property bought that has a Tax Deed.Like I said $2000 would be money well spent for a clear title.
