I’ll obviously contact a local attorney but any advice or suggestions would be helpful.  

Obviously some are worse than others, but man, the Realtor in the photo below is comically bad.

Besides the obvious credit, background, and income verification.

Don is spot on in illustrating the pitfalls, both obvious and no so obvious!

Being competitive is obviously important, but I think those 3 factors are the most critical. 

Obviously not high rent district, but also not in the slums either.  

First the obvious, look for wet areas around all of the pipes.

Long distance investing/managing is an obvious for me since I move every couple years, but I retire from the Navy in 5-7 years, and I'll finally settle in one place. 

Thank you Nick - unfortunately it is the name of the game in this space that there will be people with bad experiences, typically when the appraised value doesn't come in as what they expect and they lash out at the lender accordingly (anyone in this space obviously understands this occurrence). 

Spring is best obviously so we may be a little early, but that’s ok.
