Most, if not all quads, in my market are a box building with two units on second floor and two units on first.  

People’s Republic of Asheville is more concerned with STR regulations than people living in boxes on the streets.

A neat feature with xfinity (no I don’t work there 😀) is the voice remote and once you have one box you can stream the service to the rest of your TVs cutting down the cost of extra cable drops. 

OP look at your buy box, REI strategy and approach. 

First, I would say bravo thinking outside of the box!

However, before doing anything I take my time to gather information, think outside the box, connect with people who have done the very thing that other people say is impossible, stay patient, see whether there are any unique solutions I can bring, and only then decide what to do.Thanks a lot for your feedback, and I'm looking forward to learning more, especially on the thesis of not using short-term debt for a long-term investment.  

With broad, high-level criteria, you may be able to easily cross of a number of neighborhoods where the numbers simply do not make sense (assuming you already have your buy box nailed down).

The answer is to value this as any other business generating income, not just stick within the confined box of valuing the real estate only.
