I took out a mortgage on the property in November to help make repairs and rent it out.

For the most part, most lenders are going to be relatively close in cost assuming we are talking about a straight forward loan product, we all borrower from the same pool of money to make these loans. 

However, you have to be extremely careful financing 100% of the transaction as you still need reserves, closing costs, etc. and make sure it cash flows.You didn't mention if this would be a rental or owner occupied. 

Hope you don't put down large earnest money deposits... these guys will make sure you lose them!

If they do, your best bet is a local community bank that funds these types of properties.Another option is a private lender but that money will be pretty expensive, as mentioned 10%  + 

Make an informed decision if you think people are properly trained?

It's easy for people to say it's a scam because they expect to magically make money and when they don't they ruin the possible experience for others.  

I am currently not looking at BRRRR as an option.Fortunately there are a lot of ways to make money in real estate.  

Why would I think a first time investor has a good chance to make a profit?
