The problem is that someone finished the basement when they should not have or at least should have taken some preparation steps and then finished it with the idea in mind that moisture could be an issue.

Pricing average vinyl laminate planks, durable, and waterproof (which costs more) at around ~$2.70/sq. ft; soundproofing moisture barrier underlayment at ~$.50/sq. ft.; and a labor cost of $2/sq. ft.

I'm a contractor,& have worked with Realtors extensively.have your Realtor ask around the office for someone that does repairs/inspection punch list items, they will be able to clean up that mess for you at a MUCH lower priceYou most likely won't have black mold, but Dawn dish washing soap will cleanse everything of mold"Home inspectors will verify"secondly, after all the moisture,& suspected mold has been cleaned/dried, you can simply use good sealer/primer on wood,& concreteI would guestimate around $3,000-$6000 for the entire job including hardwoodsMake sure you block any air intrusions in the crawlspace areas, Colorado can be hard on water lines :O}

I almost at a point where I don't even bother with home inspectors.Some other common issues with older houses, particularly if you will be renting:  lead paint, asbestos, mold (although I find older houses are leaky enough that, as long as the roof drains well, air movement through the building is good and prevents moisture buildup), steep staircases, narrow hallways.But you MUST MUST MUST do a walk-through with an experienced contractor (one who specifically has experience renovating older houses/buildings) prior to placing an offer.

Your land drainage has a lot to do with how well it drains off surface moisture which includes your aerobic system sprinklers as well.

Here is a part of the letter, I sent to the seller:The home inspection was completed on September 29th (please see attached) and the following issues were pointed out: 1.The wooden floor frame in the middle unit is deteriorating due to either prior water leak in the bathroom or due to moisture infiltration through the walls and foundation.2.There is evidence of significant settlement under the middle unit bathroom and north closet.3.The settlement of the floor and walls has also resulted in settlement of the roof frame above this area, ceiling shows cracks.4.There is an obvious depression on the roof – water is ponding on the roof above the middle unit, which adds excessive weight on the roof and potential for leaks.5.Asbestos containing material has been found.6.The current bedroom heat installations in the north and south units pose a safety hazard from carbon monoxide, fire and oxygen depletion.7.An electrician performing upgrades did not use ‘arc fault breakers’ in the north and south unit breaker panels, which is required by the national electrical code.8.Upgrades to the electrical system, promised by a real estate agent, have not been completed yet.
