Good morning, my wife and I have been running  transitional homes for men and women 18+ who struggle with chemical/mental health issues going on roughly 5 years. 

Perhaps shifting your mental to approach to a continuum of "Least Optimal" to "Most Optimal" is better phrasing. 

It's just not mentally healthy to wait for a pending issue.

Focus on what you do, stop having a scarcity mentality and work with the best.

I have the mental and physical ability to build more, just not the finances... 

I have most of my tenants through local mental health/addiction services, and those tend to be better than the randoms from craiglist, as they typically have a case manager to check up on them occasionally...

Congrats on making a mental commitment to this industry.

Scranton PA is a great spot to invest.Pros:- Low cost of buy-in / not much needed in comparison to other areas due to affordability in purchase price- High-Cap Rates- High Cash Flows- Stable market / continuing to appreciate- Beautiful revitalization of the downtown- Influx of jobs, employment opportunities - Plenty of renters- New Amtrak service coming- Surrounding neighborhoods are sought after, solid schools, "home team" mentality in most of the towns where people want to stayFor the Cons:- I can't think of any OVERALL cons that couldn't be avoided in working with the right team.

I know it depends on the policy, but the house is completely destroyed and cannot be sold, ive lost lots of money already and this is affecting my mental health.
