I recently had a buyers agent tell me (at my house) my heat pump was 20 years old and was at the end of its life and needs replacing . 

One option I see is including the fee in my listing (which puts me at a disadvantage to others as I will have higher fees until they all get the same email as I did), then leave the guest a check on the counter for them to use when they register.  

Looking for tips with regards to searching to get to the real meat of this investment.

There were a few years when I owned over $2 million (back when that was a lot, to me at least, say 10-15 years ago) on 10 mortgages.

Dunno the number, but had 70-80 Agents working for me at one point or another.

Syndications are interesting but the risks for someone new like myself and the amount of time my capital would be locked up isn't right for me at this point.
