Look to markes that are showing good steady population and Job growth. 

It's a shame when I see the mark up or what out of state investors are paying for these 'turnkey' properties.

The equity market is a fine comparison, but the reality is if you think every 5 years you're net return will be 90%(not sure if this is pre or post tax) then you can choose that route but you have to mark it to that return annually which is a reach.

There is something to be said for knowing your ideal avatar, but you are taking on a lot more red tape and a lot less learning possibility.When you are a non-local investing out of your area, you are a mark for every deal out there.
