Even going east (Bastrop) or west (marble Falls) is attractive to alot of investors right now due to price point and statistically equal cash flow. 

Ceramic Tile Flooring and Shower walls, Marble band and shampoo box, and shower floor, new vanity (which was about 300 pounds).

It has been a year and the statue of redemption has expired.

Marble murolet.. and many other manner of creatures.thank god we don't have a vernal pool that would be lights out.. 

As for the interest, I do remember reading the statues that it only applies to landlords with 25+ units (which I do not have, thank goodness) and if the tenant has leased for at least a year.  

Thomas If you have no subletting in your lease, she is in violation and send a certified letter and regular mail per the states statues regarding violations.

Even had to check a special box on the return indicating that it was a "related party" 1031, and I thought that of itself might attract a little additional scrutiny, but now that we are past the 6 year statue of limitations, that's no longer really an issue either. 

. :-)  It sounds then like realtors (under NAR, etc. guidelines, nationwide...) are likely 'unclear' about a "non- transaction" (and that clause clearly only refers to "commission sharing" in reference to actual "under contract" clientele) and likewise my either 'promising' or 'gifting' (in effect) money or perks to someone who 'refers' a potential client they can't work with presently (when I can help that person, who may then become a RE brokerage and/or mortgage, etc. client later on, when they resell, or perhaps refer others they know, if the agent(s) HELPED THEM OUT) doesn't even seem 'grey area' to me, unless there's more 'legalese' (statues, legal precedent, case law???)

I plan on getting rid of/painting over all of the brown wood paneling in this house, replacing all of the flooring, rebuilding that small deck off the master bedroom, some minor landscaping, replace the garage and front doors, replace exterior door under deck, replace all light fixtures, update the kitchen (keep cabinets and paint them white with new pulls), paint the outside and add siding to the right side and back of the house (front and other side has siding already), change out bathroom sinks and countertops, paint all the cabinets in each bathroom, perhaps install walk in shower in big bathroom that has the tub.I plan on keeping the marble flooring in the entry way and try not to replace any windows.

For example:Borrower has not paid since 1995. 10-year statue does not start until maturity (2017).
