If I don't see that in their T12, are they booking some of their R&M as non-operating to prepare for sale?

Now my question is how does one work around rent stabilized units (in NY)  to bring them to market if tenants are M-M , as well as how should you underwrite them for both short term exit and long term hold. thanks in advance!

I had it but found I could do it manually faster considering the time involved in setting it up, then I used MAS-90 which is far more than you'd ever need as a LL.

@Mick Harvey You can either use the correct card for each purchase or set up a parent company and cross charge the correct LLC for the R&M as invoiced.
