Cheap properties in Milwaukee are fools gold (especially for OOS investors, people literally will scoff at a rough listing and then someone will say: eh, someone from CA will buy it..)

They were super slow, had literally no idea how to read a basic purchase agreement contract, messed up on most of the paperwork, and ultimately were going to cause us to close 2-3 weeks late, with a lot of extra fees and less LTV than originally promised.

it stinks because i live in Delaware and there is literally no multifamily units for sale.

BUT, and it's a very BIG but, that was literally a chain of things going not just "right" but awesomely better than "right". 

This was my first property, and while it's been a great learning experience, I made several mistakes along the way—ranging from choosing a realtor who was more focused on closing the deal than finding the right house, to having a poor inspection and overlooking issues hidden beneath the surface (literally).

Our County Court Clerk provides the forms right on their website and it is literally a 15 minute cut and paste event to fill out the eviction forms.

There's literally only the one property in my market currently where I see a decent cash flow so I think I need to consider buying it sooner than later.
