The limit on scaling is your deal flow (mine never was that good) and time it takes to perform the value add (I got fairly quick for example, my last rehab did all new plumbing, electrical, and flooring.  

Lending capacity should only matter to those with large borrowing needs and require large legal lending limits but that wouldn't apply to hard money lenders anyway.

However those with no to very limited experience will never get a fix and flip loan  from a bank. 4.

The condo will limit the rental options to age restrictions.

It's very limiting to only be able to rent 3 months or more minimum.

Can I do it as an investment property first and move into it at a later date?     

Our current tech stack is a mix of Buildium (very clunky), Breezeway (great, but limited without a PMS), Xero and Google Suite tools with lots of spreadsheets involved.

The strange this is I happened to follow up on the delivery date that day prior and they responded to expect it still.
