Lay out sewer, water, electric lines

Best to get an engineer to lay out.  

Just lay them off s quick a possible.

You can watch the sea turtles lay their eggs on the beach or watch the  turtles hatch and make their way to the ocean.  

The other unit that turned out to be one bedroom is still vacant and now needs significant repairs and I barely see any revenue because of all of the ongoing repairs that are needed (eg the kitchen tile has come apart).

However Don what you lay out is exactly how these things usually play out at least up front..

The fear of unknown and the bad potentials, but then sh_t happens and ya remember that we got a choice to lay down and be done in by it or roll-up the sleeves and get to work and be a solution maker. 

- In our opinion/experience, it's important for an OOS investor to understand the "lay of the land".

Taking a trip to the city will also help you get a lay of the land and what you can expect from the specific market you settle on.
