A lot of CPAs get hung up on “substantial services” piece which is a semi grey area but if you understand STR the judgement calls are a lot easier.

I did not call the insurance adjustor yet because I wanted to fix the roof asap because its been raining every day3) Since they switched the insurances on me after the hurricane, I will be asking the insurance that held the coverage during the hurricane to replace the roof (if I go that route), is there a time frame where the insurance company will refuse to cover and say that they wont cover because it was too long ago?

In addition, I see no reason you couldn't get a judgement against them for the money and force payment that way.

Hi Guys,in FL,HOA is foreclosing on a house in a week - Lien of 25k.the property also has a 1st position loan (Reverse mortgage)  that also just started proceedings with no set date or "Final Judgement" numbers yet.On the details of the 1st reverse mortgage foreclosure, its only mentioned that there is 320k principal balance due.The original note of the 1st was issued 2009, with a total sum of 650k, payble up to 2081 (!!).

I also think the first ones in line with an actual lawsuit will be the the first ones in line for judgements.

The most important factors a hard money lender will look at, if you don't have experience, is your liquidity and credit score & history (as well as your background -- no liens, judgements, foreclosures, bankruptcies, etc).I would hit up @Michael Cid -- he's a tremendous resource and is a direct lender.

😊CA is a pretty easy state to get wage garnishments, all the while interest in accruing on the judgement, and also you can get bank levies.
