This is probably an irrational fear but my worry and the worry other keep bringing up when putting down real estate is what happens when your tenant calls you up with two problems at once such as an hvac and or plumbing issue, making your meager gains nonexistent?

It is THIS fear, that I believe is irrational. 

I understand some of you think it's best to offer a discount and try to get as much rent out of the tenant in the short term as you can, but it's just an irrational way of thinking. 

If you buy now, make sure you buy conservatively – always remember that the market can remain irrational for longer than you can remain solvent.

I can tell you people are generally irrational when it comes to emotional purchases and sales.

I would define the multifamily investment property market as "irrational exuberance".

But don't make irrational life decisions in order to pursue real estate.
