I am running 3 jobs right now , thats over $175K in expenses .

Assuming the mentor is either inexpensive or doing it out of the goodness of their heart of course...I think people try to get mentors too early, when they haven't built a foundation for their business or their relationships.

I’m sure they’ve brought you some solid returns.A lot of investors in expensive markets are running into the same problem where cash flow just doesn’t add up anymore.

They explicitly state in the course that they will keep that contract on file and if any of your clients tries to come to them directly within the timeframe that you set, they will send them back to you.I will repeat once more, I am not affiliated with this course or it's participants at all. 

Matt,There is always another timeframe to alkalize or another area to look at.  

They are inexpensive, they usually come with mineral rights (big plus in Texas), they typically have short redemption periods, low rehab costs, and sell quickly at the right price; they also have large ROI.

For that time frame it would not make sense to turn it into a STR as there won't be enough time to establish a history to attract good vacationers.

It is coming to market in our off season, should we wait closer to our peak season to release it so that we have the best chance for the most bookings in a short time frame? 

Does anyone have an suggestion for locations to purchase homes/condo that are inexpensive and have strong rental potential.
