I've worked with a client in a very similar situation, and have spoken to many inspectors/engineers/builders, etc about things like this.

. - very illiquid, had buyers remorse with Class C property (Indianapolis).

Then build a team in Indianapolis and make the jump.

The fire inspectors couldn't care less about your bookings and are taking their jobs VERY seriously. 

Floor boards were severely charred and inspector worries there could be damage to framing in parts of the house we can’t see (in fact, that side of the house seems to be sagging anyways, which is worrisome). 

The property is a single family located in the East of Irvington, Indianapolis.

I thought that since I did a local renovation that I'd be ready to do a BRRRR or flip in Indianapolis... nope.
