The factor that determines the state of this investment is more often than not the time horizon of the individual investor, your perspective is everything.

But it’s not going to be in the near horizon!  

Investors needs a medium to long-term time horizon for it to make sense.

In my 10 year time horizon until I retire I believe I can build more wealth as a small business owner and have decided to purchase a business. 

I don't think it's a bad guess, but I also wouldn't expect that to be realized with an investment horizon of less than 5-7 years.

Nashville is opening back up more than most places and it feels like we’re primed to pop here in 2021 with strong tourism on the horizon.  

There is a lot more that should be said, but I would say figure out your time horizon for buying a property, North or West SA, find what purchase price you can afford, how much you can put towards a rehab, how fast can the rehab be done, and your exit strategy for when it is flipped.

If you haven't done so already, do a deep dive into what 1BR vs 2BR rents are for properties of a similar size, in the same neighborhood, and with similar interior finishes to yours, and this will help better inform whether or not the investment makes financial sense.Investment Horizon. 

Over a 20–30-year time horizon, this alone can change your net worth by a million dollars.

My thinking is that I will use this as a learning experience, not have any cash flow, and with a 5-7 year horizon, use the appreciation to expand my portfolio some place else.
