Traveling professors and medical professionals would probably be my target avatars.I am biased though toward MTR as a strategy, and it's not without risk to spend a couple grand converting an empty LTR into an MTR, so consider all of your options carefully.

My advice would be to take it one at a time, and if there is any way you can house hack a 2-4 unit property, I would recommend that first.I am also biased towards renovation loans (FHA 203k and homestyle) because of the equity upside potential with renovations.First thing...build your team!
