i actually just spoke with them and we discussed distribution track record from both Fund 1 & 2 and they had mentioned to me that they had paused distributions due to the floating rate structure that they used in both funds. 

Has anyone experienced this in the cook county area?

There's a lot of toxic animosity floating around this thread and I'm trying to be the voice of reason.

If it was me, I would get a contractor to quote hanging and floating drywall for the whole house to have an idea of the price differential. 

Especially what are called floating stairs.

I can see if you close the deal and then get an un related party to float you a second after closing

, or does it LOOK like an office that he's only in for 5 hours a week (few personal items, just a place he pops into 1-2 days a week, in this case the keyboard being dusty might be a good thing... empty trash can, no random papers floating around...)? 

@Bob S. stairs are tricky with LVP, but we've used floating so far.
