If they are *good* comps (within 1/2 mile, sold in the last 6 months, same basic floor plan, same basic vintage, same basic upgrades, same side of the freeway or river, or mall etc) then 3 is fine.

I used to do painting and faux finishing for 20+ years so I took my design knowledge and started designing all of our houses myself. 

I had a nice new truck, a vintage collector car, a motorcycle, and numerous other recreational toys.

But I think very few buyers and absolutely zero brokers would classify most 2002 vintage properties as B class. 

If you want to set yourself apart, be courteous and professional and respect their time.Their main concern would be people looking in medicine cabinets for drugs and in dressers for jewelry.

I have seen some turned into jewelry stores, camera display store, restaurant speakeasy type thing, Fed Ex shipping type place, etc. 

If I had $100k to bring into the states I'd likely just buy a $100k piece of jewelry and take a prearragned hit when selling it back.

Many did mill and factory work- jewelry and textile so you see the multifamily in places like Central Falls, Pawtucket, parts of Providence, Cranston, West Warwick, etc.
