As Jay and Jamie have stated above, a minimum of 6 different factors play into the pricing, but it is not an all or none issue. 

I still need to do a deeper dive, but the ownership structure was one of the external factors that I was thinking about.  

There are a number of factors for why a property could be on the market a while.

The biggest factors, from what I can tell, are age and rebuild cost. 

It might be an improvement over TikTok influencers and self-proclaimed gurus, but not by much.

There are too many factors that you cant control .

Sapphire is much more of a vacation home community.The deciding factor for me was that Sapphire and Cashiers don't have a lot to do, except for golf and hiking.

To all those stress I had to go through during this process the only consoling factor is the judgment amount I got through the Justice of the Peace Court.

The gurus and the influencers don't really mention that haha.
