My view if/when 10yr yield rates come back down to sub 3.75, there'll be a lot less dry powder on the sidelines after the initial euphoric lift which may be influenced by seasonality but will not show any real course of duration.

If you go RBTR, here are a few key criteria I've seen to assure comfort of living and lower vacancy / turnover:- at least 400sqft per tenant and no more than 2 tenants to 1 full bath -excess parking where folks aren't blocking each other in and you're not getting complaints from your neighbors about overtaking the street parking.

A lot of people in the current fire area had their insurance canceled lately and are really screwed, Reminds me of Florida and the insurance problem caused by the hurricanes. also thing of the Lahina fire on Maui there was no forest there freak down slope winds and buildings that were built with very dry timber with no fire protection in mind.. this stuff happens.If were gonna use fires as a measure of "good" or "bad" than Canada is hell and most of the country should evacuate because holly-heck do they have fires galore.

There was more competition on the wash & fold side as there were definitely other companies operating in the area.Self-service was about half of our revenue and dry cleaning/wash & fold made up the other half.
