If you are going to move forward with this deal, you’ll want to have a review of HOA financials.  

The city has excellent fundamentals...strong Ed's and Med's which are some of the most stable employers, huge investments made in the life science sector,  proximity and easy access to NYC and DC, international airport, port city to name a few. 

I use Rent Redi and it is good.I also use Excel, Zelle and Zillow which are all free or I already have them.

What made you interested in investing in this type of deal?

Hi - I am curious what the forums will make of my first deal and whether it is relatively good or relatively marginal. 

The time has come for me to start investing in real estate and before doing so i'm looking to build a strong and dedicated team of partners: agents, lenders, contractors and property managers mainly in the Cleveland area (but also open to markets within a 2-3 hr drive away) that already possess an excellent track record in their line of work and that value long term collaboration.

Buy a quality couch from a US manufacturer and their fabrics are usually excellent.

Because when a hot deal comes up and you need to close fast, that relationship can be the difference in scoring the deal. 

They are exceedingly rare, thus very expensive, but I believe they represent an excellent long term steady income and store of value.
