In terms of a pre-foreclosure, if I couldn't assign the option in time, the owner is screwed, i.e. they're depending on me to get the house "sold" (seems pretty sketchy)2) Similarly, if I try to be nice and offer to let the owner try and sell it themselves, but I can exercise the option if I get it assigned, what if I sell it for say $5k, and then my assignee cannot exercise because owner in foreclosure has sold already, or enlisted agent help, etc.???

I have not as yet enlisted an attorney to work on this in detail in Illinois to find out whether the specific activity of wholesaling and bird-dogging can be exempt from licensure - I have only spoken to an attorney and I was told that to be safe I should get a license.

If you're farther away it may be worth enlisting a property manager or trying to negotiate terms with your tenant to make trades for the care of the home so that they try to take better care.

BrandonA fellow investor had such a case (he inherited the tenant) & he enlisted Social Services to find the tenant a more reasonable & more appropriate living environment.....it's a delicate situation so he let them handle it.I wish you all the best.
