RE has always been a big thing that always intrigued and in 2024 I went ahead and took the risk of buying a fix and flip investment with a partner and soon it will be on the market!

We've all probably felt a little pain this year with rents and longer vacancies due to all the inventory coming online, something like 50,000 units in 2024...so plenty of vacancy and free rent while those get leased up. 

Not only is it a profitable investment, but it’s also a place my family can enjoy for years to come.

With any investment there are risks, but how much control you have to mitigate risk is what makes the income snowball a low risk strategy.

I buy all over DFW for large investor, and I always enjoy talking shop.

So if you buy a 5 bedroom house and rent the spare 4 bedrooms = you can still sell tax-free under the 121 (you just pay back depreciation) If you buy a duplex and rent 1/2 and live in 1/2.
