@Dave Foster and @Bill Exeter I've researched endlessly on this topic, including reviewing IRS procedures and rulings, and speaking with 1031 intermediaries, and can never seem to come to a clear picture of how to handle my situation until I came across this page.

I now live in Alabama where it seems the opportunities are endless.

It reaches into so many other areas of law and life the types of lawsuit complaints are endless.

Then, they want you to "fill out a form" to cancel, which endlessly loops in Mozilla and Chrome.

Does anyone have a system they use to filter through the endless available markets and narrow down your options to something a bit more manageable?

Orlando is literally built for STR as you won't have to get wrapped up in learning and keeping up with regulations and nosy neighbors, I'd be happy to talk to you about that more.Florida in general has always been very attractive for landlords due to friendly landlord laws, constant flow of new residents, weather, pricing compared to many other large metros, always growing economy and endless hospitality/service jobs that feed the rental market.

The idea behind this isn't novel of course, but a way to circumvent the endless and crowded sea of opinions and narrative shaping charlatans that make their daily bread by deluding the curious minds of some vague one-size-fits-all approach... but oak trees don't grow over night. 

There are endless ways you could structure your partnership, but you want someone to advise you how to do it in a way that protects both of you and your assets in the best way possible and with the right taxation structure for your particular situation.
