This approach ensures you’re making decisions based on logic, not emotion.

Where as the SFRs are emotional roof over their head purchases they are NOT being bought for cash flow or strictly for investment  although many know that appreciation has been very good to many of us native CA myself included.

For a simple reason, we have emotions.

We then stick to that math and we don't get emotional about property.

The hard part is actually remaining disciplined to manage that emotion and not losing that conviction when it does get ugly.  

Hey @Dan H. as someone who is experienced, you know not to let emotion or FOMO hinder your judgement.

So as a result of my “asset protection” procedures, the end result was that instead of being sued personally and having to spend the time, money and emotional stress of both defending my self AND suing the insurance companies and condo association, the plaintiffs accepted an ASSIGNMENT of proceeds and signed a form releasing me and my LLC from liability in exchange for the right to go after the insurance companies themselves. 

Yes it does play on the emotions and it worked.

Other people are moved emotionally by them.

Also, try your best not to buy based on emotions (lol).
