This is a 1350 sq. ft. SFR that rents for $1100/mo.

We would rather buy in a higher class and have less cash flow/come out even and focus on appreciation and long term.

Would need to know a bit more before giving a specific direction but it is usually best to hang on to your property and not sell whether you expand on it or rent it out and purchase a bigger property.  

Evaluate the situation to see if you could have done anything differently to mitigate the loss and implement changes to your processes, but know that this happens and hoepfully just not too close together. 

I've read J Scott's Books on flipping and gone through the Youtube rabbit hole but I feel like I'm missing a piece.

i do think its about time to have a tech come out and go through it and make sure it works well but in general I'm very happy with it.
