Can you elaborate more on what you mean by "Commercial" - are you looking for a business-purpose loan on a residential investment property or are you looking at true commercial real estate (office, retail, etc)?

Could you elaborate on what the Self Directed Solo 401k (roth) is superior to a Self Directed Roth IRA other than how much can be put into it per year ($7,000 vs $30,000+)?   

For someone who is just operating a property or two through a single LLC it would be hard to justify spending a massive amount of money creating an elaborate asset protection strategy.
