I think it is $25 to attend each meeting and they are monthly:https://www.meetup.com/forinvestorsbyinvestors/eve...I know of 2 meetups with mostly BP members, one in Santa Monica, and one in Lake Forest, but none in LB.

We also added Elgato Eve switches where applicable to increase the "smart" features of the home.

I sold a house to a FHA buyer, and the inspector made me repaint the eves because the pain job was 3 years old and was barely starting to flake ... wouldn't grant a mortgage because of some flecking paint and everything else pristine.

The part that is giving me pause is the need to establish everything as a 1031 transaction before I eve make an offer on the 4plex.  

I find a decent roof rake to clear a few feet up the roof from the eves to be more than sufficient on an asphalt shingle roof.

(ours was, and most costs were reimbursed, after some PITA) *I later heard a flipper tell me their brand new roof on a sold flip leaked during the same storm, and they reimbursed the buyers - so I didn’t feel as bad :-/ *Delayed Xmas Flight I was supposed to fly to Phoenix to visit family the day before Xmas eve, but due to coordinating the final rehab, city inspections, furniture & personal items moving, and tenant re-move-in (touchy subject), I had to arrive on Xmas eve instead.
