Then I decided to try a local furniture rental place - Aaron's in my case and they provided a dining room set, living room set with couch, coffee table, end tables and lamps along with a bed and dresser for $380/month - including delivery sand setup.Was it worth it?

On the back of the floor plan, we have a list of typical furniture dimensions (i.e. twin, full/double, queen & king beds, dressers (depth), etc)

No couches, no dressers no kitchen tables and all our floors are plain concrete.

Have you ever tried to bring a dresser, bed frame, couch, or anything bigger than a small nightstand up a spiral staircase?

I furnish the bedrooms with basic necessities, including: Bedframe, Mattress, Nightstand, and Dresser.

Furnish the rooms with low cost furniture that looks nice (queen frame, mattress, dresser, nightstand) and charge everyone equal utilities (I recommend $50 a month). 

If so and you still have room for a bed and dresser,  that would be your best route especially since people may use it as a bedroom anyway. 

If you have to choose between a dresser and a king bed, go for the bed, though. 

There is only enough space for a small bed and maybe a dresser and a small table between the column and window.
