Then I decided to try a local furniture rental place - Aaron's in my case and they provided a dining room set, living room set with couch, coffee table, end tables and lamps along with a bed and dresser for $380/month - including delivery sand setup.Was it worth it?

Furnish the rooms with low cost furniture that looks nice (queen frame, mattress, dresser, nightstand) and charge everyone equal utilities (I recommend $50 a month).

If so and you still have room for a bed and dresser,  that would be your best route especially since people may use it as a bedroom anyway.
