Secondly he has improved greatly the value of everywhere he has ever rented at his own expense because he likes to do fix it stuff in his downtime and this property needs some serious updating/fixing which he is capable of.

I think the point of not-refunding when they leave early is that you have no down time.

Certainly, some areas are more depressed than others, but if you offer a quality, well priced unit, you minimize the downtime.

We don't see huge swings of appreciation, but we don't see the big downtimes either.

I keep in mind that if a buyer isnt enjoying Christmas dinner in the home I have listed, and the clock is ticking now,Im likely going to have that down time marketing wise to apply my efforts towards reno work.. work with what you have.. time is money..

It's a great concept & returns using the LTO concept are phenomenal.......we just had a couple walk away from 4 years of LTO payments (& $20,000 of renovations @ their expense) on a SFH.The week they gave us notice we already had a new couple sign up & move in without any downtime.

So far it has always worked & very little down time.

Second is there is no downtime.

Also, people don't tend to rent them for long term, so keep in mind you down time for vacancies.

Being a landlord isn't as much fun as it used to be.I used to fnd decent human beings to rent from me with very little down time.
