If you fail to remove icy conditions from the sidewalk after a winter storm and your neighbor slips and falls while walking their dog do you really believe they cannot sue whomever is the property owner because there is no contract?

You'll end up with a dog that you can't unload at the end of the day when you've dumped thousands of dollars into it with no positive return.

You also don't want someone with a dog in the race to be making decisions for your investment.

You can say it had to be cut urgently and try to get them to reimburse you after (may not be successful but at least the danger to your tenant will be gone and you won’t be sued by the tenant).

Imagine someone harassing your girlfriend, damaging your property, using or selling illicit drugs, dog biting you or your other tenants and creating a flea or noise issue, or any number of other potential issues.
