Anyway, after weeks of prior time and a lot of effort to get her credit scores re-scored and other issues cleaned up, and weeks of listening to her realtor, like a yapping yorkie constantly asking for an update,  I finally had her ready to go shopping for a home.I made it 100%, Neon Flashing Sign clear to her realtor that we need $9000 in seller concession to pay closing costs on whatever she purchases with a MAX sales price of $298,000.Okay Ms.

done cash for keys many times... yes a few times when under contract. not sure they will be too inclined to chat with PD standing behind you :)   there is no set amount to offer... my offers historically have been commensurate with the amount they were supposed to be paying per month with the thought process is that is the next price range they will be looking to rent in... if your nervous to go there alone go leave a bright neon green paper taped to the front door and briefly tell him who you are and that you want to give him money to get out.

That's why I'll tape (btw, I use neon orange or green duct tape because those are similar to our business colors and catch the eye) the envelope to their door, or garage if that seems to be the main access point.
