Mechanicals, roofs etc. can be towards the end of their useful life and pass inspection but then the cap ex can't be absorbed in many of these C/D neighborhoods.

But again, as mentioned, get fam with COC, Cap, IRR, etc.You said later you had $80k to invest in a multi family.

Heya Ethan.I've completed 7 secondary suite renovations/developments now and it is extremely difficult to do a true BRRRR where you pull every dime back out again after you refinance.

I've been trying to save up for what could potentially go wrong like cap ex things.

Now, if management is too difficult, or the numbers do not work for you, I am all for moving on and investing elsewhere. 

I would check and see how many 1 bed and 2 bed options there are and what they are priced at because most folks will prefer the full place to themselves so rooming 2 people together could make getting bookings a bit more difficult (not always the case but something to consider)

I always remind myself that it isn't personal and that I chose to sign up for exactly this kind of work (managing difficult tenants).

Safe to say that many punters who invested in low cap rate syndication deals, especially during the peak of the hype, are getting schlonged right now.
