The other 30 duplexes/triplexes were dumps...I also second the motion on concealed carry Green Bay has deteriorated very rapidly in the 10 years I've lived here. 

After hearing from investors in my group, I suspect their underwriting may have deteriorated since 2014.  

Your contract should state that your buying the house in the condition it was when you initially offered, if it deteriorates or threatens to let them know to fix it or get a contractor to remediate the problem while it's dragging out.

An acquaintance of mine was interested in purchasing a deteriorating office building in a gentrifying area, that was at breakeven with about a 55% occupancy.

It needs $80k work done in renovations as the house has lots of mold issues and water deteriorated on the inside. so all in all it is going to come out to $250k.

She will have to let go or the property will sit and deteriorate.
