I dont think that will happen as you describe I am not arguing its not the right thing to do.. but I dont see how its going to fly given the area and political power of those that own in Pacific Palisades and Malibu etc etc Bill Burr I saw today had a great take on the fires.

I know its not what you intended when you made the investment, but holding on if the neighborhood is as bad as you described and doesn't project to have any appreciation events forthcoming is no better.

I think what you describe is pretty much standard performance for rental properties if your not paying cash and I am just assuming your putting max debt on them to try to get your return numbers into your criteria..

I feel if there is too much information out there like that when new investors start analyzing deals and they don't see the numbers work like many describe it discourages them to the point of passing on good deals or passing on real estate investing all together.I am still new and didn't get started until 2021.
