From what we can find, houses with piers in the neighborhood have largely had to go very deep (90-120 ft), so estimates from local foundation contractors are ranging from 70-130k.  

Local investor focused realtors will have multiple referrals for you to check out and interview.

On the surface, it might seem cheaper to hire a PM company, but when you factor in vacancies, maintenance, and under-market rents, you’ll likely come out ahead by managing it yourself.I used to work for a local investor with 500+ units, all in one town.

My renter (LTR) in Ohio is making cakes, cookies, etc in my rental home and selling to a local coffee shop, which then sells the items to customers.  

Financing can make a big difference, and local lenders who understand house hacking and multi-family investing can sometimes offer more flexibility than big banks.

Thanks for the replying @Shiloh Lundahl, here’s what I’m looking for: good areas to invest, good resources to find properties, general information about the buying process, any realtors and other locals that can help, and expected returns in the area for STR.

One key he found was mixing a welcoming atmosphere with firm guidelines.. it typically falls under standard tenant landlord laws for eviction.. so you’ll want to double-check local regulations.You mentioned Furnished Finders and Padslipt.com.. from what I’ve heard, those can be great if you’re targeting traveling professionals or short term visitors.
