I agree with a lot of the points that you made and while I know it's late to the party as many have already leveraged the COVID boom into managing others, I feel like a lot of folks will be changing managers this year due to poor performance from under-skilled or stagnant managers who set it and forgot it.I think two tiers of services to offer flexibility to the owner is a good idea and makes sense.A few more questions for discussion...What do you, or anyone else reading on the thread, do when a potential client has a property that needs decor work before listing?

Yes you have some minor decorations, but it isn't really themed based on your competition.That is a themed bedroom.Or this.Make adjustments to your description so you don't get a repeat of of the 3 star.

Most house flippers ARE NOT interior decorators. 

If I’ve got the capital to furnish and decorate a property to compete in San Antonio, then do STR.

I also recommend get pillows, pillow inserts and decorative pillow covers off Amazon.  

This doesn’t need to be too expensive or complicated, simple touches like decluttering, rearranging furniture, and adding tasteful décor can create an inviting atmosphere.Invest in professional photography to showcase the property online, as captivating images can attract more potential buyers.

There's so much you can do with decor and your marketing to make your STR standout over the competition as long as it's priced right.

As people transition to our area, they book our place to coincide with completing construction, sale/purchase of housing, etc…so, #1 location#2, growth of the economy, influx of jobs, etc#3, don’t laugh…have your house well decorated and take pro pictures to share.
