Make sure to research lenders, get pre-approved, and calculate your potential ROI before bidding. 

It’s an item in our roadmap, but maybe I just need to prioritize it to the top of the list in 1H 2024.Bottom line is that I allowed us to stop supporting it several years ago, in a decision I wish I could have back. honestly, I used to use the app personally as well.

The price points do make it hard to cash flow even with the lower interest rate subject tos. 

So PLEASE don’t make another huge financial decision and then tell that same person after you do it.

Hello @Melissa Sejour,Choosing an investment city is the most important decision you will make, so you are wise to carefully consider your options.Where you invest depends on your goals.

I think my main pain point is underwriting the property as it is and then seeing what it could be and then making decisions on if it's worth and how those decisions are made.  

Tax-free vs tax deferred can be a decision point.

Keep wasting your time then and looking at MLS deals ;) You can make more money and actually get deals going direct to the seller instead of this.
