The trust would likely go into effect after your death and then would require filing of its own tax return and things of that nature.

Beneficiary would receive current balance at time of death IAW Roth IRA rules.All sounds good but I’m not familiar with Athene’s possibly non stock investment vehicles.  

Also planning to get insurance as well as an umbrella policy.I guess my new question is: is there a way to maintain the cost basis at the time of my mother-in-law's death to depreciate off of and still have an LLC own the property?

If you hold properties until death your heirs do not pay capital gains!

For example, dealing with late rent, property damage, or antisocial behavior can take its toll physically, mentally, and emotionally.

Also remember that it is death by 1000 cuts getting a property to market.

But constantly having to have 30k in my bank account for a downpayment when I was under contract constantly for 18 months took its toll.
