$1800 (high end of rent range) - $1535 (hopefully mortgage includes full PITI) - $90 (5% vacancy) - $400 maintenance/cap ex - $180 PM (at that low rent point I am using 10% all inclusive) - $50 misc (bookkeeping, utilities that are not tenant responsibility such as slab leak, tax man, allocation of asset protection, etc).  

As for the voucher, I ask for a copy of the front page which shows their allocation upfront.

That said, the IRS allows "any reasonable method" of allocation which of course includes FMV.

Not to mention one factions constant talk about "pay your fair share", well ok, that's an easy way we get there, the person buying cans of tuna pay pennies and those buying tins of caviar are paying tens of dollars per, that is a common sense SIMPLE "fair" allocation. 

It’s more about being able to reasonably justify the land allocation amount that you use.
