If It is a wholesale DSCR lender that also does TRID loans, they might require a bit more paperwork, such as a VOM, mortgage statements for properties currently owned, and credit supplements on mortgages on your credit report.

Not a lot of our competitors offer this but it's something we can consider (but for us, it can't be in a rural area, the loan amount must exceed $150k, if we're using PadSplit income (or STR/MTR income) the max LTV is 75% and the down payment must come from your own funds). 

Historically, the spring market in Las Vegas is one of the busiest times of the year, and we’re already seeing signs that this year will be no different.Although the current rates are presenting a challenge for some buyers, the pent-up demand from the past few months combined with the stability post-election is propelling the market forward.

That is one concern, but the current tenants have been there for a long time. 

I do have monthly mortgages to be paid and not having rental income to offset my negative cash flow has been a learning experience and really trying to think of what options I have to have better success at this.

If there aren't any massive physical problems with the property, it appears you can grow income and equity.You might be able to buy this with little cash out of pocket if the seller owns it free and clear and was willing to finance nearly all of it.  

We are keeping our current house as a rental.

Either way, after five years, I can say I achieved a certain level of passive income—just not the kind that puts cash in my pocket.
